You've decided to sell your house – now what? Here are some helpful tips on getting your house ready to show to prospective buyers:

  1. Clean up any debris around your house/garage/backyard and paint chipped exterior doors.
  2. Cut the grass and trim hedges, etc.
  3. Plant flowers or hang flower baskets in the spring and summer. Shovel the snow around doors and walk-ways in the winter.
  4. Inside your home, do touch-up painting where needed and fill-in wall areas that are chipped.
  5. For showing your house, open every window covering. All drapes, curtains and blinds should be positioned to let in maximum light. Buyers like a house to be light and bright, so accommodate them! Turn on as many lights as possible.
  6. Make sure the house smells good. Air out the house just before the scheduled showing, but close the windows (unless it is a perfect day) before they arrive. Tip: turn on a stove burner (or the oven) for a moment and put a drop of vanilla extract on it. It will smell like you have been cooking. Do not use a fragrance, they may be offensive and people may be allergic.
  7. De-clutter each and every room – buyers need to imagine their furniture in your house. Tuck away family photos, souvenirs and other items from table tops.
  8. Make sure the kitchen and bathrooms are spotless. That includes all counter-tops and sinks wiped clean.
  9. Organize your closets – people will look in them.
  10. Make sure the house is a comfortable temperature.
  11. Remove pets if possible or if not crate them in a room that won't get much traffic.
  12. Have house feature sheets on a table in plain view.
  13. Leave the house if possible for all showings.
